**Two Residential Towers Approved for Dorchester Site**

The Boston Planning and Development Agency has approved plans for two 18-story residential towers to be built at the site of the former Channel 56 building located at 75 Morrissey Boulevard in Dorchester. The $450-million project, a joint venture between Boston-based Copper Mill and Chicago-based POB Capital, is set to bring 754 new apartments to the neighborhood.

This development represents the first phase of a larger master plan for the area. The broader proposal, which was first introduced by a separate development team, Center Court, and approved in late 2023, includes two additional parcels currently home to a Star Market grocery store, a liquor store, and office buildings.

The initial concept for the site included laboratory buildings, but the plan shifted to address what developers identified as a more urgent local need—housing. Copper Mill CEO Andrew Flynn explained that housing presented the “most acute need” for the area.

This major redevelopment is expected to significantly contribute to Dorchester’s ongoing transformation by increasing residential capacity in one of Boston’s most dynamic neighborhoods.
