Trammell Crow Finalizes 2.3 Million-Square-Foot Warehouse Project Near Savannah

A joint venture between Trammell Crow Company (TCC) and clients advised by MetLife Investment Management has completed construction on the first phase of the Coastal Trade Center in Rincon, Georgia. Located approximately 14 miles from the Port of Savannah, this initial phase includes three Class-A, speculative cross-dock warehouse buildings, totaling 2,329,600 square feet. All three buildings are currently being marketed for lease by JLL.

Building 3 is the largest facility, offering approximately 1.2 million square feet of space. Building 4 follows with 640,640 square feet, and Building 5 includes 473,760 square feet. Each warehouse features fully air-conditioned, speculative interior office areas.

Strategically situated along Highway 21, Coastal Trade Center provides convenient access to major transportation routes, including Interstate 95 and I-16. Plans for a second phase are already underway and will add approximately 2.4 million square feet of additional warehouse space across three more buildings.

Bennett Rudder of JLL is leading the marketing and leasing efforts for the project. Additional project partners include Evans General Contractors and the architectural firm Atlas Collaborative.
