A new independent senior living community, Leyden Senior Apartments, has opened in Franklin Park, providing additional age-restricted housing options in the area. The four-story building is positioned at 2506 N. Mannheim Road and is intended for seniors seeking an independent living environment.
Leyden Senior Apartments offers a mix of one- and two-bedroom residences designed specifically for senior households. The property incorporates accessible floor plans to better accommodate residents with mobility needs and includes energy-efficient appliances as part of its in-unit specifications. On-site amenities are also provided for residents, though the article does not detail those features.
The new senior apartments sit next to the newly constructed Carl Fiorito Senior Center, which will be available for use by the broader community rather than just building residents. The proximity of the apartment building to the senior center creates a small hub of senior-focused services at the Franklin Park location.
The property is owned by Leyden Apartments LP. Evergreen Real Estate Group served as developer for both the Leyden Senior Apartments and the Carl Fiorito Senior Center, overseeing the creation of the residential building and the community facility. In addition to its development role, Evergreen Real Estate Group is responsible for leasing the apartments and providing property management services for the community.
Construction of the project was managed by F.H. Paschen, which handled the building process from initiation through completion. The coordinated effort among the ownership, development, design, and construction teams brought the project from planning to opening.
Weese Langley Klein Architects designed Leyden Senior Apartments, integrating accessibility and energy efficiency into the building plan. The architect’s scope included developing layouts that better support senior residents, as well as specifying efficient appliances intended to reduce utility usage over time.
The capital stack for the project involved multiple public, private, and institutional partners. Funding partners include the Illinois Housing Development Authority, Bank of America, KeyBanc Capital Markets, Hudson Housing Capital, Leyden Township, and the Cook County Department of Planning and Development. These entities collectively supported the financing required to deliver both the apartments and the associated senior center.
Mesirow Financial participated in the underwriting syndicate for the Illinois Housing Development Authority financing and served as lead underwriter for Leyden Township’s general obligation bond offering. The use of an underwriting syndicate and a township general obligation bond structure indicates a blend of public-sector support and capital markets execution behind the project. Together, these financing and development participants enabled the opening of the Leyden Senior Apartments community in Franklin Park.
