**Selig Enterprises to Redevelop Boca Raton Retail Site with Apartments and Publix Expansion**

Selig Enterprises has announced plans to demolish retail buildings at 1401 W. Palmetto Park Road in Boca Raton to make way for a new 341-unit apartment complex. As part of the redevelopment, the company will also expand and modernize the existing Publix supermarket at the site.

The project will proceed without the need for zoning changes due to Florida’s Live Local Act. The legislation permits developers to bypass local zoning restrictions if a portion of the residential units are designated as workforce housing. Under this provision, 40% of the units will be reserved for individuals earning up to 120% of the area median income.

Palmetto Park Square, originally built in 1982, currently includes 196,200 square feet of retail space, highlighted by a 28,000-square-foot Publix. Selig Enterprises has owned the property since its inception. One of the larger tenants, a nearly 100,000-square-foot Kmart, closed in 2019.

The redevelopment will be carried out in two phases and is expected to take approximately three years to complete.
