"Underway: Foxfield Office Conversion in AEW Gwinnett County"

Foxfield and AEW Capital Management are making progress on their Sugarloaf Logistics Hub campus project in Gwinnett County, Georgia. The property was acquired by Foxfield and AEW in 2022 with the goal of transforming a six-building corporate office campus into a master-planned industrial, warehouse, and logistics hub. The new development will consist of seven buildings ranging from 120,000 to over 600,000 square feet with flexible floor plans.

Souto Foods has signed a lease for one of the buildings within the campus measuring at 200,000 square feet. This building will include significant cold storage capabilities and Souto Foods plans to invest $28 million into the site while creating 70 new jobs for Gwinnett County.

In addition to this lease agreement, Foxfield and AEW have also sold a parcel of land measuring at 13 acres to Westplan Investors for multifamily development purposes. This sale will pave way for approximately330 dwelling units along Sugarloaf Parkway and Cruse Road with construction expected to begin in Q2 of2025.JLL played an integral role in both securing this lease agreement as well as facilitatingthe land sale transaction.
