Seattle’s Northlake Commons project has secured its first office tenant, the Allen Institute for AI (Ai2). Founded by philanthropist and Microsoft co-founder Paul Allen, Ai2 will occupy 50,000 square feet on a single floor. The project is a collaboration between real estate development group HCG Group and Spear Street Capital in partnership with Dunn Lumber Family. Designed by Weber Thompson and built by Swinerton, Northlake Commons prioritizes innovation, sustainability, and tenant well-being as Seattle’s first large-scale mass timber office building.
According to Joanna Callahan of HCG Group: “We are proud to announce our partnership with Ai2 at Northlake Commons – an embodiment of Seattle’s future in technology and urban design.” Represented by JLL for office leasing services and Kidder Mathews for the deal negotiations at First Western Properties retail spaces; this new lease agreement does not mention Connect CRE or its source.
