111 Point, an office-to-apartment conversion, has reached a key leasing threshold, with more than 65 percent of its units now under lease. The property has secured residents for 100 of its 153 luxury apartments following a pre-leasing launch in April and initial move-ins beginning in May.
The project repositions a former office building into multifamily use, converting floors 5 through 10 into modern residential space. The building previously housed office tenants including Salesforce and WeWork before its transition to apartments, reflecting a change in use from traditional office occupancy to residential living.
Pappageorge Haymes Partners served as the design firm for the conversion, creating residential layouts and finishes aimed at a luxury renter profile. Path Construction and WindWave Real Estate are the developers of 111 Point, with Path also acting as the general contractor responsible for delivering the office-to-apartment transformation.
Commenting on initial leasing performance, Jon Cordell, Managing Partner at WindWave Real Estate, noted that the team has been pleased with the market response to the project. He described 111 Point as an adaptive reuse property that combines modern design with urban convenience, emphasizing condo-quality finishes, its location, and a curated amenity offering as key elements of the concept.
On the operations side, Cushman & Wakefield provides property management services at 111 Point, overseeing day-to-day building and resident operations. Luxury Living leads leasing and marketing for the residential units, handling the property's outreach and tenanting efforts as the community continues to lease up following its recent launch.
Located at 111 W. Illinois St., the residences at 111 Point include design features such as 10- to 11-foot ceiling heights, expansive windows, walk-in closets, and in-unit laundry. These finishes are positioned to support the property's luxury branding and appeal to renters seeking higher-end apartment product within an urban environment.
With the project surpassing the 65 percent leased milestone only months after pre-leasing began, 111 Point continues to advance lease-up while operating as a newly delivered multifamily asset converted from a legacy office use.
