Pacific IOS Ventures has acquired a 15-acre industrial property at 10001 N. Rivergate Boulevard within Portland’s Rivergate Industrial District, marking a notable move for the West Coast-focused industrial real estate investment firm.

The property is situated in one of the Pacific Northwest’s established industrial and logistics hubs, with connectivity to the Port of Portland, regional rail assets, Interstate 5, and Interstate 84. This locational profile positions the site to serve a range of port-related and regional distribution uses tied to the broader logistics network.

The sale process was marketed by Buzz Ellis and the JLL Industrial Capital Markets team, highlighting institutional brokerage involvement in the disposition. Their role focused on positioning the Rivergate asset to investors active in core logistics markets along the West Coast.

Pacific IOS Ventures received strategic guidance on the acquisition from Justin Horowitz and the team at Cooper Horowitz. Their advisory support centered on navigating the transaction and aligning it with Pacific IOS Ventures’ broader investment platform focused on industrial real estate.

On the leasing side, the property will be overseen by Jerry Matson of Colliers’ Portland office. Matson and the Colliers team are expected to lead efforts to attract and retain industrial and logistics users suited to the site’s port and highway access.

This Rivergate acquisition is the inaugural investment completed under the Pacific IOS Ventures platform. The strategy behind the platform is described as being informed by decades of experience in industrial outdoor storage, emphasizing land- and yard-intensive industrial uses rather than traditional multi-story warehouse configurations.

With the addition of the Rivergate property, Pacific IOS Ventures’ portfolio now comprises six properties totaling approximately 75 acres across key West Coast logistics markets. The expansion underscores the firm’s focus on aggregating strategically located industrial outdoor storage sites that serve critical links in regional supply chains.
