Bank term debt backing a recently built, fully leased industrial asset in the Columbus metro underscores lender comfort with industrial outdoor storage-oriented facilities and stabilized credit tenancy.

Associated Bank has completed a $6.98 million term loan for an industrial property in Pataskala, Ohio. The financing was provided to Transport Properties and GFH Partners, supporting a 75,250-square-foot industrial building located at 3003 Etna Parkway, approximately 20 miles west of Columbus.

The single-tenant building was completed in 2022 and is leased to Thayer Power & Communication. The facility sits on a 20-acre site that includes seven acres dedicated to outdoor parking, aligning with the property’s industrial use. Transport Properties and GFH Partners own and manage the asset.

Transport Properties focuses on developing and enhancing industrial outdoor storage properties, positioning this site within its broader strategy around industrial outdoor storage. GFH Partners, a global real estate asset manager, holds an ownership role in the property and is a subsidiary of GFH Financial Group, an investment bank.

The term loan was arranged and closed by Associated Bank’s Commercial Real Estate division. Elizabeth Hozian, a senior vice president within that division based in Chicago, led the loan arrangements and oversaw the closing process for the transaction.

Associated Bank’s Commercial Real Estate division maintains a regional footprint with offices in Illinois, Indiana, Michigan, Minnesota, Missouri, Ohio, Texas and Wisconsin. The Pataskala financing reflects the bank’s ongoing activity in the industrial sector across its Midwest and Texas markets, with this loan specifically backing a recently delivered, fully leased industrial facility.

The property at 3003 Etna Parkway combines modern industrial space with significant outdoor parking capacity on a large acreage site. With Transport Properties and GFH Partners owning and managing the building, and Thayer Power & Communication in place as the tenant, the new term loan provides capital aligned with the property’s current lease and ownership structure.
