Workbar’s 10,000-square-foot lease at USQ reinforces demand for flexible office within mixed-use, transit-served projects and supports lease-up momentum for the new development.

Workbar is expanding its coworking footprint with plans for a 10,000-square-foot location in Somerville’s Union Square, positioning the space within the new USQ mixed-use development. The flexible office provider will be located in the Prospect Union Square residential tower at 50 Prospect St., directly adjacent to the Union Square MBTA station, integrating office use into a transit-accessible, multifamily setting.

The new Union Square outpost will make Workbar the second commercial tenant signed at Magellan Development’s USQ project, signaling ongoing lease-up progress for the mixed-use complex. The placement within a residential tower underscores the project’s blend of living and working environments, with Workbar serving as a workspace option for both local residents and users drawn from the broader area.

Workbar was founded in 2009 and has built its brand around a network model connecting city and suburban coworking locations in and around Boston. Over time, the company has expanded its presence across the Boston area to a total of 12 locations. Among its most recent additions is a site in Harvard Square, which opened earlier this year and further anchored the platform in key urban nodes.

The Union Square opening represents a return to a familiar neighborhood for Workbar, which previously operated only a few blocks from the new address. The relocation into the USQ development aligns the operator with a large-scale project that is still assembling its commercial roster, while allowing Workbar to reestablish its presence in an area where it has already cultivated a user base.

Commenting on the decision, CEO Sarah Travers noted that Workbar views Union Square as a growing center of innovation and business activity and is positioning the company to participate in that growth. She highlighted Workbar’s origins as a Boston-born company and framed the expansion as an investment in the entrepreneurs, professionals, and organizations that are active in the Union Square community.

For the USQ project, securing Workbar as a commercial tenant adds a flexible office component that can potentially serve a range of small businesses, remote workers, and project teams. For Workbar, the move into a new mixed-use asset by Magellan Development places the brand in a modern building with immediate access to mass transit and a built-in residential customer base, reinforcing its broader strategy of pairing suburban and infill urban locations across the Boston region.
