Walker & Dunlop, Inc. has arranged a large-scale refinancing for IMT Capital, securing $630,618,000 in fixed-rate loans from Fannie Mae for a national multifamily portfolio. The assignment covered nine properties totaling 3,528 apartment units spread across six states: Florida, Arizona, Texas, Colorado, California and Tennessee. All of the assets are multifamily, with IMT Capital as the sponsor and Fannie Mae providing the agency financing.
The execution was handled by a Walker & Dunlop Capital Markets Real Estate Finance team led by Cory Wizenberg, Matt Wallach, Stephen West, Walker Layne, AJ Wright and Sebastian Tamayo. Working with Fannie Mae, the team coordinated separate debt placements for each of the nine properties, with closings occurring between May 1 and September 1, 2026. Completing the financings over a four-month window allowed the sponsor to address the portfolio in a programmatic way while still closing individual loans asset by asset.
Each property-level loan followed a consistent structure: a five-year, fixed-rate term, full-term interest-only payments and a 35-year amortization schedule. By keeping the loan format uniform across the portfolio, Walker & Dunlop and Fannie Mae delivered a financing package designed to provide IMT Capital with long-term flexibility while simplifying management of the aggregate debt stack. The approach gave the borrower a single, coherent capital structure across a geographically diverse group of multifamily communities.
Commenting on the assignment, Matt Wallach noted that working alongside IMT Capital and Fannie Mae allowed the Walker & Dunlop team to execute multiple financings while tailoring the overall structure to IMT’s broader portfolio strategy. The transaction demonstrates how agency lenders can support repeat borrowers on multi-state portfolios through coordinated execution and standardized loan terms.
The 2026 refinancing follows another IMT Capital portfolio refi of comparable scale that Walker & Dunlop executed with Freddie Mac in the second half of 2025, highlighting an ongoing relationship between the sponsor and the advisory team on large multifamily capital markets transactions. A representative IMT apartment property, IMT Desert Ridge in Phoenix, which IMT acquired in January 2025, was noted in connection with the portfolio.
