The Fuse Group and KREA Developments have obtained a $127 million construction take-out loan for The Arcadian, a recently completed 502-unit multifamily community in Fort Lauderdale. The financing recapitalizes the newly delivered property and supports the transition from construction to stabilized operations.
Berkadia arranged the loan on behalf of the joint venture, with a Miami-based team of Scott Wadler, Brad Williamson, Bobby Dockerty and Nicholas Horowitz leading the assignment. Madison Realty Capital provided the financing, delivering a single-source debt solution for the project.
The Arcadian is located at 640 NW 7th Avenue and is composed of two eight-story residential buildings. The community offers 502 studio, one-bedroom and two-bedroom apartments. As part of its housing program, the property includes 151 units designated as attainable housing for income-qualified households earning between 100% and 120% of the area median income.
In addition to its residential component, The Arcadian incorporates approximately 15,000 square feet of ground-floor commercial space. The space is intended for neighborhood-serving businesses and entrepreneurs, positioning the project as both a housing and local retail hub for the surrounding community.
The Arcadian features a range of resident amenities, including a pool deck and a fitness center designed to support active lifestyles. The property also offers an indoor pickleball court and dual golf simulators, adding recreational options for residents. Wellness and social features include a sauna and a private clubhouse, while coworking spaces and offices within the community are aimed at residents seeking flexible work environments.
The development benefited from public-sector participation through a $10 million investment from the Fort Lauderdale Community Redevelopment Agency. That contribution supported the project and its attainable housing component, reflecting the city’s broader efforts to encourage residential development and neighborhood reinvestment.
Located near Flagler Village and Downtown Fort Lauderdale, The Arcadian sits within an evolving urban district that has seen ongoing residential and commercial activity. Its mix of conventional and attainable units, combined with ground-floor commercial space, positions the property to serve a range of local households and businesses as it moves forward under its new loan structure.
