Spandrel Development Partners has unveiled plans for a W Hotel to serve as the hospitality anchor at 400 South Tryon in uptown Charlotte. The project centers on a 200-key W-branded hotel that will occupy the first nine floors of the former Wachovia Center, a 32-story high-rise originally built in the 1970s. The hotel program is being advanced in partnership with 7G Group as part of a broader repositioning of the property into a mixed-use destination.
The hotel will comprise 173 standard guest rooms and 27 suites within its 200-key count. In addition to guest accommodations, the plan calls for a range of amenity spaces designed to support both hotel guests and visitors. A signature rooftop food-and-beverage venue is slated for the 34th floor of the tower, creating a distinct draw separate from the hotel floors below. The brand’s Living Room concept, which functions as an activated lobby and social space, will also be incorporated into the design.
Ground-floor programming is expected to include a restaurant and a coffee bar, adding street-level activation to the building’s base. The hotel component will also feature approximately 12,000 square feet of meeting space, along with a ballroom and associated pre-function areas. These elements position the property to accommodate corporate, group, and event demand in addition to transient guests.
Beyond the hotel, the repositioning effort will convert the former single-use office tower into a mixed-use project that combines hospitality and residential components. Plans call for 399 unbranded residences in studio, one-, two-, and three-bedroom configurations. Residential amenities are expected to include an indoor pool, a wellness-focused spa and fitness center, a theater room, a golf simulator, and resident lounges, supporting a higher-end living experience within the tower.
The design of the W Hotel will be led by Rockwell Group, while LS3P will serve as architect of record for the project. Together, the development team aims to reimagine the legacy office tower as a contemporary mixed-use property that integrates hotel, residential, and amenity uses within a single high-rise structure in uptown Charlotte.
