Urban Logistics Realty has acquired 53 acres at Harris Ranch in Denton, Texas, paving the way for a new industrial development that will ultimately exceed 1.1 million square feet. The transaction anchors a long-range plan to transform the historic ranch property into a modern logistics and warehouse hub while maintaining its identity as a sizable, master-planned industrial park.

The acquisition triggers Phase I of Harris Ranch, which is planned to include five industrial buildings totaling 656,007 square feet. According to the project outline, individual buildings in the first phase will range from 69,000 to 193,000 square feet, providing a range of footprints aimed at a variety of warehouse, distribution, and light industrial users. The site plan also calls for single-load configurations from 19,000 to 193,000 square feet, offering flexibility for tenants that require different depths and loading arrangements within the project.

Site work and vertical construction for Phase I are scheduled to begin with a groundbreaking in early August. The development team is targeting an initial delivery in the third quarter of 2027, positioning the first wave of space to come online in a single window rather than through a staggered release. The combination of multiple building sizes, single-load configurations, and a defined delivery timeline is intended to create leasing optionality for users looking for new industrial product in Denton.

Harris Ranch is planned as a two-phase industrial project that will ultimately deliver ten buildings totaling 1,109,207 square feet. The multi-building, multi-phase structure is designed to allow the joint venture to bring space to market in stages, with the first five buildings setting the framework for the remaining development on the 53-acre site. While specific tenants and leasing commitments have not been disclosed, the project has been structured with a dedicated leasing platform in place from the outset.

The development is being led by a joint venture between Urban Logistics and a real estate fund advised by Crow Holdings Capital. Construction financing for the project has been provided by First United Bank, aligning a bank lender with the sponsor group for the initial build-out. The partnership has assembled a full project team that includes Holt Lunsford as leasing agent, GSR Andrade Architects as architect, Kimley-Horn as engineer, and Bratjen Construction as general contractor.

Harris Ranch traces its history back to 1952, when the property functioned as a working ranch and longhorn cattle roamed the grounds. The new industrial project marks a significant change in use for the site, converting legacy ranch land into a contemporary logistics and warehouse environment while retaining the Harris Ranch name as a nod to its past.
