A Trader Joe’s-anchored mixed-use proposal in Frisco has cleared a key early hurdle, with the city’s planning board granting its approval and advancing the project to the town council for consideration. According to Community Impact, the council is expected to vote on the plan next week, with the outcome determining whether the project can proceed toward development.
The plan calls for a 12,500-square-foot Trader Joe’s grocery store as the retail anchor, paired with a 158-unit senior living community and additional mixed-use components. The project is positioned as a single-phase development in which both the grocery store and the senior housing would be built concurrently, rather than in stages over time.
The site is planned for the southwest corner of Majestic Gardens Drive and Main Street, on a tract currently totaling 9.4 acres. The land had previously been zoned for a combination of retail, office, and single-family residential uses, and the new plan would reallocate that space into distinct areas for grocery-anchored retail and senior housing within the same overall development envelope.
Under the proposal, approximately 3.22 acres of the site would be dedicated to the Trader Joe’s component, while the remaining 6.18 acres would be used for the senior living facility. The alignment of the two uses is formalized in the project structure: the senior living facility is not permitted to open before the Trader Joe’s store begins operations, effectively making the grocer’s opening a prerequisite for activation of the residential component.
While the entitlement process is moving forward, several implementation details remain undefined. The report notes that neither the grocery store nor the senior living facility currently has a published construction timeline, and no contractor has been named for either portion of the project. Those unknowns leave the delivery schedule and phasing logistics contingent on future decisions following the city council’s vote.
The proposed mixed-use development is scheduled to go before the Frisco City Council on October 6 for formal consideration. That hearing will determine whether the project can proceed beyond the planning stage and into detailed design, permitting, and eventual construction for both the Trader Joe’s store and the associated senior living community.
