The scale and phased rollout of 1,150 multifamily units at Fields West will factor into absorption and rent-growth underwriting for nearby assets in this corridor.

Leasing has begun for the first phase of The Wentwood at Fields West, introducing a new residential option within the large-scale Fields West development in Frisco. The Class A apartment community is part of the broader mixed-use plan emerging along the Dallas North Tollway corridor and is positioned as a key residential anchor for the project.

Initial units at The Wentwood are expected to be ready for residents in January, marking the first move-ins for the community. Additional phases of the property are scheduled to open in stages through 2027 and into 2028, bringing more apartments and amenities online over several years as Fields West continues to build out.

The Wentwood at Fields West is being developed by Columbus Realty Partners along Wentwood Avenue. The apartments are situated directly above restaurants and shops planned for Fields West, placing residents within the heart of the community’s retail and entertainment hub. This vertical integration of housing over commercial space is designed to support an active, walkable environment within the 55-acre development.

The amenity program for The Wentwood emphasizes both lifestyle and work-from-home needs. Plans call for three swimming pools and three fitness centers distributed across the community, along with coworking areas intended to support remote and hybrid workers. Indoor and outdoor gathering spaces are included to accommodate resident events and informal socializing, and the property will offer resident lounges and sky lounges as additional common areas.

Fields West itself is described as an $800 million master-planned community taking shape in northern Frisco. Vertical construction on the project began in late 2025, and the development is slated to open in phases starting next year. At full build-out, Fields West is planned to include about 360,000 square feet of shopping, dining, and entertainment space and approximately 350,000 square feet of office space.

Residential density is a core component of the overall plan, with Fields West projected to deliver roughly 1,150 multifamily units. The Wentwood at Fields West represents a significant portion of that pipeline and is among the first residential offerings to reach the leasing stage. As the community opens over several years, it will add a substantial number of new apartments within a mixed-use environment that also integrates retail, dining, entertainment, and office uses.
