**Town Lane Acquires $261M Raleigh-Durham Industrial Portfolio**

Town Lane has acquired 2.7 million square feet of shallow bay industrial real estate in the Raleigh-Durham area from Corebridge Real Estate Investors and Equus Capital Partners. An affiliate of Equus will manage and lease the portfolio, and the firm will also retain a minority interest in the assets moving forward.

According to data from Commercial Edge, Town Lane paid $261 million for the portfolio. The acquisition was supported by a $407.6 million loan from KKR.

The transaction includes 55 buildings across six industrial parks, along with nearly 40 acres of land spread over three additional parks earmarked for future industrial development. The properties are primarily situated in supply-constrained, last-mile logistics locations.

Beyond the potential for new development, Town Lane plans to invest in value-add capital improvements across the portfolio to enhance the tenant experience and increase the overall appeal of the properties.
