SR Aviation Infrastructure Breaks Ground on New Hangars at Las Vegas Harry Reid Airport

Work Underway on Las Vegas Airport Hangars, Office Space
CRE Market Beat Take
Pre-leasing of one hangar several years ahead of completion suggests durable demand for institutional-grade aviation facilities despite limited disclosed financials.

SR Aviation Infrastructure has started construction on a new phase of its facilities at Las Vegas Harry Reid International Airport, where it is moving forward with a targeted expansion and modernization of its hangar footprint. The infrastructure developer and hangar keeper recently broke ground at the airport, advancing plans on a site it acquired in 2024.

The company purchased a 23-acre property at the airport that includes 268,000 square feet of existing hangar space and 32,000 square feet of office space. Under the current plan, SR Aviation Infrastructure will demolish 14 smaller hangars totaling 61,000 square feet by the end of the year. In their place, the firm will develop three modern hangars, each planned at 25,000 square feet, for a combined 75,000 square feet of new hangar facilities.

The replacement hangars are being designed to support contemporary aviation requirements, including office components integrated into the buildings and 30-foot-high doors. These door heights are intended to accommodate the latest generation of ultra-long-range business jets, aligning the project with the needs of large corporate aircraft fleets and other high-end users.

The new hangars are being marketed to corporations, high net worth individuals, and charter operators seeking dedicated space at Harry Reid International Airport. According to the developer, one of the three planned hangars has already been leased. That hangar is scheduled for completion in the first quarter of 2028, indicating that pre-leasing is underway while construction progresses. Delivery timing for the remaining two hangars has not been specified.

SR Aviation Infrastructure now has a five-asset platform spanning both operational and development-stage facilities. The company currently operates three completed locations at Harry Reid International Airport, Bozeman Yellowstone International Airport and San Antonio International Airport. In addition, it is developing two more facilities at Rocky Mountain Metropolitan Airport near Denver and Republic Airport on Long Island.

Taken together, the Las Vegas project and the broader portfolio activity highlight SR Aviation Infrastructure’s focus on expanding its presence at key U.S. airports. While financial terms for the Las Vegas development have not been disclosed, the project adds to the company’s network of large-format hangars and associated office space that cater to corporate and private aviation users.
