Bridge Logistics Properties, a subsidiary of Bridge Investment Group Holdings LLC, has acquired a large truck terminal at 12903 Lakeland Rd. in Santa Fe Springs through an off-market transaction. The property spans 21.3 acres and is fully leased to XPO, Inc., a major freight transportation company. According to Bridge Logistics Properties, the terminal represents a rare large-format logistics asset in one of Los Angeles County’s most supply-constrained industrial markets.
While the purchase price was not disclosed, Bridge Logistics Properties stated that it acquired the site at approximately half of today’s comparable land value. The firm indicated that this entry basis provides substantial flexibility over the long term, allowing it to benefit from current cash flow while maintaining optionality around future strategies for the asset. The combination of a sizable infill parcel and a below-market land basis positions the holding as a meaningful logistics play within the local industrial landscape.
Commenting on the acquisition, Paul Jones, managing director for the West Region at Bridge Logistics Properties, noted that truck terminals of this scale are increasingly difficult to replicate in the Los Angeles area. He emphasized that controlling more than 20 acres in a premier logistics location at roughly half of current land values enables the company to capture durable in-place income from an established tenant while preserving multiple potential paths for the property at lease expiration. His remarks underline both the scarcity of comparable industrial land and the strategic value of securing a large terminal in such a constrained market.
Bridge Logistics Properties had monitored the Santa Fe Springs property with Colliers for roughly four years prior to closing the acquisition. Over that period, the firm and its advisors tracked the asset until the opportunity emerged to complete the off-market deal. Jace Gan and Clyde Stauff of Colliers were involved in the transaction, reflecting the role of brokerage expertise in sourcing and executing complex industrial logistics investments in tight infill markets.
The truck terminal’s full occupancy by XPO, Inc. adds an additional layer of stability to the investment, pairing a nationally recognized freight operator with a large, strategically located site. In a region where industrial demand has outpaced available land, the long-term control of a 21.3-acre logistics property in Santa Fe Springs aligns with ongoing investor focus on high-barrier, supply-constrained industrial corridors across Los Angeles County.
