A large HQ relocation into the only post-2023 Class A ground-up office project in Chicago signals ongoing demand for top-tier space even as new supply remains limited.

Skender has finished an 83,000-square-foot headquarters buildout for Harrison Street Asset Management at The Fulton, located at 919 W. Fulton Market in Chicago. The project delivers a new multi-floor workplace for the real estate and infrastructure investment management firm within one of the neighborhood’s newest office developments.

The firm is relocating from its previous offices at 444 W. Lake Street to the new space at The Fulton. The headquarters spans three floors and is designed to provide a more flexible and functional working environment for Harrison Street’s teams. The configuration reflects the company’s focus on creating a space that can adapt to evolving workplace needs.

Skender’s role at The Fulton extends beyond the Harrison Street interior project. The firm also served as base building general contractor for the entire 535,000-square-foot development, delivering the core and shell that now houses multiple office tenants and amenities. The completion of Harrison Street’s space marks one of the prominent tenant buildouts within the project.

The Fulton includes several notable office users alongside restaurant and fitness offerings that contribute to its mixed-use profile. Among the building’s commercial tenants are Gibson’s Steakhouse and Equinox Fitness, adding dining and wellness components to the office environment. These elements position the property as a full-service destination within the Fulton Market area.

The development was led by Fulton Street Companies in partnership with the Shanna Collective. According to the project team, The Fulton is the only Class A office building to have broken ground in Chicago since 2023, underscoring the relative scarcity of new top-tier office supply in the market over that period.

Project leadership at Skender emphasized the long-term orientation of Harrison Street’s new space. Senior project manager Brian Eddy noted that the reimagined headquarters is intended to support the firm’s people and operations well into the future, highlighting both the functional and cultural importance of the buildout for the organization.

With the interior work completed and the broader development now active, Harrison Street’s move to The Fulton adds another institutional office tenant to Fulton Market. The combination of new Class A space, visibility within a growing neighborhood, and on-site amenities contributes to the project’s positioning within Chicago’s current office landscape.
