Robust leasing volume and pipeline data from SL Green, combined with an expansion at One Vanderbilt, suggest sustained demand concentration in well-leased Manhattan office assets for underwriting rent roll stability.

SL Green Realty Corp. has expanded its relationship with Sentinel Capital Partners at One Vanderbilt Avenue, where the private equity firm has agreed to enlarge its premises on the 54th floor. The newly signed lease expansion covers 7,134 square feet, adding to Sentinel Capital Partners’ existing footprint in the tower and reflecting the firm’s ongoing space needs within the property.

With the latest transaction, Sentinel Capital Partners now occupies a total of 34,737 square feet at One Vanderbilt Avenue. The incremental space represents more than a 25 percent increase in the firm’s leased area at the building, underscoring the tenant’s decision to grow within the same asset rather than relocate. The lease builds on Sentinel’s established presence in the tower and further embeds the firm as a long-term occupier in the property.

SL Green highlighted the broader leasing context surrounding the Sentinel expansion. Steven Durels, executive vice president and director of leasing and real property at SL Green, noted that the company is continuing to see strong leasing momentum at One Vanderbilt Avenue, positioning the building as an active hub of office leasing demand. He also emphasized that this transaction is consistent with the overall activity across SL Green’s office portfolio.

That activity has been supported by a steady pace of leasing throughout the year. SL Green recently reported that it has executed 130 Manhattan office leases year to date, totaling 1,794,126 square feet. The company also noted that its current office leasing pipeline has grown to more than 1,000,000 square feet, indicating a substantial volume of space in advanced stages of negotiation or documentation.

Sentinel Capital Partners received tenant representation from Newmark in the expansion deal. The firm was advised by Brian Waterman and David Waterman of Newmark, who handled negotiations on behalf of the private equity tenant. SL Green was represented internally, with its in-house team overseeing the landlord’s side of the transaction.

The Sentinel Capital Partners expansion, together with SL Green’s reported year-to-date leasing statistics and sizable active pipeline, illustrates ongoing transaction flow in Manhattan’s office leasing market. While specific lease economics and term details for the Sentinel transaction were not disclosed, the deal reinforces One Vanderbilt Avenue’s role as a location where established financial firms are committing to additional space.
