KLNB Secures Lease for Gorjana Jewelry in Old Town Alexandria
CRE Market Beat Take
The lease underscores sustained tenant demand and limited small-format availability on King Street, supporting landlord leverage in Old Town Alexandria retail negotiations.

KLNB has arranged a new retail lease for Gorjana Jewelry at 724 King Street in Old Town Alexandria, Virginia, marking another step in the brand’s expansion across the Washington, D.C. region. The Southern California-based jewelry retailer is taking a 1,756-square-foot space that spans two floors and provides a dedicated storefront presence along one of the city’s best-known retail corridors.

The tenant was represented by KLNB, with Vice President Forrest Morrill and Principal Joe Fleischmann leading the assignment. According to KLNB, this transaction is the firm’s first deal with Gorjana, which has been steadily building its footprint in the region. The Old Town Alexandria store will serve as Gorjana’s sixth location in the Washington, D.C. area, underscoring the brand’s continued interest in high-street retail environments.

KLNB highlighted King Street’s position as one of the most competitive retail corridors in the Mid-Atlantic, where available space is limited and rarely reaches the open market. Within that context, securing a two-level storefront for a new-to-corridor brand required moving quickly once the requirement and timing were established. The firm pointed to its relationships in the local retail community as an important factor in identifying and accessing an off-market opportunity that fit Gorjana’s requirements.

Commentary from KLNB emphasized the importance of aligning site selection with the tenant’s operational needs and rollout schedule. Morrill noted that the team mobilized immediately when Gorjana presented its proposed timeline, leveraging market knowledge and contacts to locate space that could meet both brand strategy and target launch timing. Fleischmann added that clearly defining the tenant’s operational parameters and schedule helped the brokerage team navigate a tight market efficiently.

For Gorjana, the new Old Town Alexandria store complements its existing regional presence by placing the brand on a well-trafficked, historically significant street that draws both residents and visitors. For King Street, the lease brings another national retail name to a corridor already characterized by strong competition for limited storefronts. The transaction reinforces Old Town Alexandria’s position as a resilient retail destination and illustrates how retailers with specific launch timelines are partnering closely with brokerage teams to secure space in constrained urban main-street environments.
