Reacquisition and repositioning of this former single-tenant campus signal investor focus on well-located, large-scale assets that can be upgraded rather than replaced with new supply.

Schnitzer West is under an exclusive agreement to purchase The Bravern Office Commons and Garage, a two-tower office complex it originally developed in downtown Bellevue. The transaction would return the property to the firm that first brought it to market, positioning the asset for a new chapter after a long single-tenant run.

The Bravern Office Commons and Garage were developed and delivered by Schnitzer West in 2009. The office component consists of two towers totaling 749,694 square feet, supported by a 3,134-stall parking garage that serves the broader Bravern project. Since completion, the towers have not undergone significant renovation, retaining much of their original build-out from the late 2000s.

From 2009 through 2025, the entire office complex was fully leased to Microsoft, establishing the property as a long-term, single-tenant asset for more than a decade. With that lease period concluded and the property slated to return to Schnitzer West ownership, the asset is now at an inflection point as it transitions away from its prior leasing structure.

The current agreement calls for the sale to close this fall, subject to completion of the anticipated transaction. As Schnitzer West moves toward reacquiring the property, Broderick Group has been engaged to manage leasing, indicating that future occupancy will be marketed to a broader tenant base rather than a single corporate user.

The broader Bravern project includes multiple components, and only a portion is covered by the pending deal. The Shops at The Bravern, a retail element, and The Bravern Signature Residences, a residential component, are each owned separately and remain outside the scope of this office and garage transaction. Those uses continue under independent ownership structures and are not included in the planned acquisition by Schnitzer West.

Pam Hirsch, president, chief investment officer and chief operating officer at Schnitzer West, described The Bravern as a marquee asset and emphasized the firm’s intention to bring it back into its portfolio and reposition it as a premier address for tenants in Bellevue. Her remarks underscore the company’s view of the complex as a strategic holding within its office platform.

As the deal progresses toward its expected closing later this year, attention will turn to how Schnitzer West and Broderick Group approach re-leasing and updating a large, formerly single-tenant campus that has seen limited physical changes since its initial delivery. The outcome will shape the next phase of The Bravern Office Commons and Garage within downtown Bellevue’s office market.
