A 173,475-square-foot long-term lease by a closeout retailer at a newly built warehouse signals ongoing user demand for modern industrial space supporting retail supply chains, even absent disclosed pricing.

Resource Realty of Northern New Jersey has arranged a long-term industrial lease on behalf of closeout retailer Amazing Savings at the newly constructed Spring Brook Commerce Center in Mine Hill, NJ. The lease covers 173,475 square feet at 128 Iron Mountain Rd., giving the retailer a significant block of modern warehouse space for its regional operations.

The tenant representation was led by Resource Realty principals Tom Consiglio and Scott Peck, who served as the executive brokerage team for Amazing Savings in the transaction. On the ownership side, Brookfield Properties is identified as the landlord for the property. Brookfield was represented by Lee & Associates, with a team that included Drew Maffey along with colleagues Rick Marchisio, Will Ziegler, Joseph Komitor and Matt Esposito.

The Spring Brook Commerce Center is described as newly constructed, positioning Amazing Savings in a contemporary industrial facility designed to support distribution and logistics requirements. While specific lease economics were not disclosed, the size and long-term nature of the commitment underscore the retailer’s continued focus on its physical supply chain footprint.

Resource Realty of Northern New Jersey has worked with Amazing Savings for more than two decades, serving as the retailer’s exclusive real estate advisor throughout multiple market cycles. During that time, the firm has supported the company’s regional footprint expansion, with this latest lease representing a continuation of that long-standing assignment.

Under the current leadership of Amazing Savings President Sam Friedland, the advisory relationship with Resource Realty remains active. Friedland credited the brokerage team for its role in the most recent transaction, noting that working with Consiglio and the Resource Realty NNJ team is consistently an “exceptional experience” and that they have “delivered for us once again.” He highlighted Consiglio’s deep market expertise and indicated that it is evident in every transaction completed for the retailer.

Details such as lease term, rental rates and ownership capital plans for the Spring Brook Commerce Center were not disclosed, but the transaction adds a sizable, fully leased industrial block to Brookfield Properties’ portfolio and further solidifies Resource Realty’s advisory role with Amazing Savings.
