JLL has arranged a new headquarters lease for Sandbox at 1401 E. Cary Street in Richmond, Virginia, placing the growing consulting firm in the heart of the city's historic Shockoe Slip district. The 6,576-square-foot lease gives Sandbox, a Richmond-based provider of fractional finance and accounting, human resources, business operations and recruiting services, a new ground-floor home on a prominent corner at Cary and South 14th streets. Sandbox is expected to move into the space this month.
The Davenport Building at 1401 E. Cary Street was originally constructed in 1870 and offers the kind of architectural character that appeals to tenants seeking a blend of historic authenticity and contemporary functionality. The high-visibility corner location in Shockoe Slip positions Sandbox within one of Richmond's best-known historic commercial districts, with direct street presence and a headquarters identity at the building's ground level.
JLL assembled a team to execute the transaction and coordinate Sandbox's relocation. Kaylin Farruggio and Charlie Polk of JLL represented Sandbox in lease negotiations for the new headquarters space. On the ownership side, Farruggio and Gareth Jones of JLL, working in partnership with John Jay Schwartz of Have Site Will Travel LTD, represented SNP Properties in the deal. Although ownership details were not disclosed, the involvement of multiple advisors underscores the coordinated effort to secure and deliver the space.
Beyond the lease itself, JLL supported the interior buildout to align the space with Sandbox's functional and workplace requirements. JLL's Katie Chalmers, vice president in the firm's Project and Development Services group, assisted with the buildout process, helping to translate Sandbox's operational needs into a turnkey creative office environment. RCS Commercial Moving & Warehousing handled logistics for Sandbox's relocation, providing move services as the firm transitions into the new headquarters.
According to Gareth Jones, senior managing director at JLL, Sandbox's decision reflects a broader focus among occupiers on workplaces that strengthen culture, collaboration and employee experience. The combination of historic character, visibility and move-in-ready office space at 1401 E. Cary Street made the Shockoe Slip location a fit for Sandbox's next phase of growth in Richmond.
