A D.C.-based buyer stepping into Pittsburgh retail signals that well-leased suburban centers can attract out-of-region capital as investors selectively expand footprints.

Roadside Development, a real estate investment and development firm based in Washington, D.C., has acquired the Galleria at Mt. Lebanon in Pittsburgh, Pennsylvania. The purchase expands the company’s footprint beyond its traditional D.C., Maryland and Virginia focus and is described by the firm as an important step in its broader expansion strategy.

The Galleria at Mt. Lebanon is a two-story shopping center totaling approximately 168,000 square feet. The property is located at 1500 Washington Road in the Mt. Lebanon neighborhood of Pittsburgh, positioning it within an established suburban community. The asset adds a sizable retail component to Roadside Development’s portfolio as it moves into a new geographic market.

The property has a long retail history in the area. It was originally constructed as a Kaufmann’s department store before later being converted to an indoor mall in 1988. That evolution reflects the broader shift in how regional retail properties have adapted over time from single-tenant department store formats to enclosed shopping destinations with multiple tenants.

Roadside Development indicated that its plans for the Galleria at Mt. Lebanon are still being formulated. While specific repositioning or capital improvement strategies have not yet been announced, the firm noted that the acquisition is part of a deliberate effort to expand its presence beyond the D.C. region and to consider additional opportunities in Pittsburgh over time.

Current tenants at the Galleria at Mt. Lebanon include a mix of national and specialty retailers, entertainment, fitness and food-and-beverage concepts. Retailers at the center include Anthropologie, Pottery Barn, Williams-Sonoma, Orvis and Evereve. The property also features an AMC Theatres location and a Club Pilates studio, adding entertainment and wellness components to the tenant lineup.

The center’s restaurant and café offerings include The Yard Gastropub, Houlihan’s, Mitchell’s Fish Market, Panera Bread and Starbucks. This mix of dining options complements the soft-goods and specialty retail tenants and supports the property’s positioning as a multi-purpose shopping and dining destination within the Mt. Lebanon neighborhood.

Commenting on the decision to enter the Pittsburgh market, Roadside Development President Jeff Edelstein described Pittsburgh as a natural next step for the firm’s expansion beyond the D.C. region. He emphasized the company’s interest in establishing a lasting presence in the market and exploring further opportunities as they arise. The acquisition of the Galleria at Mt. Lebanon marks Roadside Development’s first investment outside the D.C., Maryland and Virginia region.
