A partnership between Real Capital Solutions and Lamar Companies has acquired 30 Montgomery, a Class A office tower in Jersey City. The 16-story property spans 368,049 square feet and is located in the Exchange Place submarket along the Hudson Waterfront, an area described as one of the most transit-connected and fast-growing office markets in the Northeast. Deal terms were not disclosed.
The acquisition represents Real Capital Solutions’ first investment in the Jersey City office market. According to the firm, the transaction reflects its current investment focus, with chief acquisitions officer Adam Abeln noting that assets such as 30 Montgomery are being repriced due to capital markets dynamics rather than underlying property fundamentals. He characterized this environment as one where investors can establish a cost basis that allows execution to drive returns.
The 30 Montgomery tower is currently 61% leased. Tenants in the building include Bluevine Capital, Wayste (Sourgum), Asset Based Lending and Outcomes Matter Innovations. The occupancy level suggests some remaining lease-up potential within the Class A asset, which is positioned in a waterfront office corridor known for its transportation connectivity.
Cushman & Wakefield arranged the sale on behalf of the transacting parties. The brokerage team included David Bernhaut, Frank DiTommaso II, Bill Baunach, Mina Shehata, Frank Maresca and John Frisina. Their role encompassed marketing the property and coordinating the transfer to the Real Capital Solutions and Lamar Companies partnership.
The deal is the second office transaction between Real Capital Solutions and Lamar Companies within the past seven months, underscoring the firms’ continued collaboration in the office sector. While specific pricing and capital structure details were not disclosed, the acquisition adds a substantial Class A office asset to the partnership’s portfolio in a waterfront submarket that continues to attract institutional and private capital attention.
With this purchase, Real Capital Solutions establishes a foothold in Jersey City’s Exchange Place office market through a sizable, partially leased tower, while Lamar Companies extends its role as a capital and operating partner on office investments. The combination of Class A specifications, a roster of existing tenants and the property’s Hudson Waterfront location positions 30 Montgomery as a significant office holding for the buyers in a submarket characterized by strong transit access and ongoing growth.
