The property totals 308,681 square feet across nine stories and is reported to be 99% leased at the time of sale. The office complex is positioned on roughly 25.8 acres and overlooks Brownie Lake and Cedar Lake, providing a campus-style setting within the broader Twin Cities employment base.

The building serves as the headquarters location for several established companies. Tenants include Tactile Medical, SRF Consulting Group, Regis Corporation and MOBE, which collectively contribute to the property’s high occupancy and institutional tenant mix. The combination of corporate headquarters users and a near-full lease rate underpins the asset’s income profile for its new owner.

Originally developed as a corporate headquarters campus for Prudential, 3701 Wayzata Boulevard later housed Target Corporation operations before its most recent repositioning. In 2019, the property underwent a comprehensive renovation and repositioning program, modernizing the building and amenities to better compete within the Minneapolis office market.
