JLL has arranged the sale of Fairwinds Brighton Court, a 182-unit seniors housing community in Lynnwood, Washington. The transaction involved a public real estate investment trust acquiring the property, with the buyer choosing to retain existing management to oversee day-to-day operations at the community.

JLL’s Senior Housing Capital Markets team represented the seller in the sale. The team was led by Senior Managing Directors Jay Wagner, Rick Swartz and Aaron Rosenweig, along with Senior Director Dan Baker and Director Dean Ferris. Their assignment focused on marketing the seniors housing asset and advising the seller through the disposition process.

Fairwinds Brighton Court is located at 6520 196th St. SW in Lynnwood, approximately 30 minutes north of downtown Seattle and about 45 minutes from Seattle-Tacoma International Airport. The property sits on 4.4 acres near Interstate 5, providing regional connectivity and access to surrounding communities. The location offers proximity to a range of retail options and medical facilities, positioning the community within reach of everyday services and healthcare providers.

The buyer has retained Leisure Care to continue managing the community following the sale. This decision maintains operational continuity at the property and extends Leisure Care’s role as the on-site manager for residents and staff.

Originally constructed in 1988, Fairwinds Brighton Court has seen significant capital investment over the last decade. The property has undergone extensive renovations, including a full exterior building rehabilitation. These improvements reflect an effort to modernize the community while extending the useful life of the improvements and enhancing the resident experience.

The three-story community includes both independent living and assisted living accommodations. According to the marketing details, Fairwinds Brighton Court offers 124 independent living units and 182 assisted living units in a mix of studio, one-bedroom and two-bedroom floor plans. These unit types are designed to serve a range of seniors housing needs within a single campus, from more independent lifestyles to higher levels of support.
