CRE Market Beat Take
High occupancy and a national-grocer anchor in a suburban Atlanta center underscore investor preference for stabilized, necessity-based retail in the current market.

RCG Ventures has acquired the Tucker Meridian Shopping Center, a grocery-anchored retail property in Tucker, Georgia. The seller was Ben F. Kushner Company. Terms of the transaction, including the sale price, were not disclosed by the parties.

The shopping center, located at 4310 Lavista Road, totals 207,000 square feet. According to information released at the time of the sale, the property was approximately 98.7% occupied, indicating a largely stabilized rent roll. The asset is anchored by Sprouts Farmers Market and is further supported by a lineup of national retailers including Dick’s Sporting Goods, Hobby Lobby, Ross Dress for Less and DSW.

The center was developed on a site that previously contained an office park. Ben F. Kushner Company demolished the former office complex in 2015 to accommodate the construction of the current retail project. That repositioning established the property as a modern multi-tenant shopping destination serving the Tucker trade area.

In the disposition, Colliers professionals Henry Kushner and Joe Montgomery represented Ben F. Kushner Company. Their role encompassed marketing the asset and advising the seller through the sale process to RCG Ventures.

RCG Ventures is described as a privately funded real estate investment group focused on acquiring and developing commercial real estate across the United States. The firm emphasizes multi-tenant, anchored shopping centers with potential for long-term ownership, aligning this acquisition with its stated investment strategy.

Ben F. Kushner Company is a real estate services firm active in commercial property investments and development. Its platform also includes renovations, property management and leasing services, positioning the company to both create and operate retail and other commercial assets.

The sale of Tucker Meridian Shopping Center reflects continuing activity in the grocery-anchored retail segment, which often attracts investment interest due to traffic-driving anchor tenants and the potential for steady occupancy. While financial details of the transaction were not released, both buyer and seller profiles indicate ongoing engagement in multi-tenant retail properties in established trade areas.
