ARCTRUST Private Capital and Edison Equity Residential have started construction on Serenova at Dripping Springs, a 175-residence, age-restricted 55+ community in Dripping Springs, Texas. The project advances following the August closing of a construction loan provided by North River Partners, enabling work to begin on the latest addition to the region’s active adult housing stock.
Serenova at Dripping Springs builds on the partners’ earlier collaboration at Serenova at Woodforest, which began construction in October 2025. The recurring partnership underscores an ongoing development program focused on delivering purpose-built communities for residents aged 55 and older.
Planned directly adjacent to the Headwaters master-planned community, Serenova at Dripping Springs is designed as a mix of multifamily and single-level residences tailored to older adults. The program calls for 133 upscale one- and two-bedroom apartment homes, complemented by 42 private villas, giving future residents a range of layouts and housing types within a single community.
The property is programmed with concierge services aimed at supporting daily living and social engagement for residents. These services are expected to include assistance with reservations and travel, coordination of in-home needs, and support for social planning and community activities.
Amenities planned for Serenova at Dripping Springs include a chef-curated restaurant paired with a social bar, wellness-focused fitness centers, a swimming pool, and a creative arts studio. Additional shared spaces are set to feature a club room, community lounge, and marketplace, reflecting an emphasis on lifestyle, wellness, and social connectivity for the 55+ population.
With construction now underway, the development team anticipates welcoming the first residents in Fall 2028. The project team includes Market Square Architects, StudioSIX5 Design, and The Brownstone Group, which are contributing architecture, interiors, and other project services to bring the community to completion.
The new 55+ community in the Austin-area suburb of Dripping Springs adds to a growing pipeline of specialized housing aimed at older adults, reinforcing investor and lender interest in age-restricted residential concepts supported by dedicated amenities and services.
