A mid-size fitness lease at a residential property illustrates ongoing demand for service retail in dense neighborhoods, reinforcing income diversification for mixed-use landlords in non-CBD locations.

Planet Fitness has committed to a new retail lease at Sky Three Residences, taking 14,520 square feet at the base of Tower 3 at 532 Neptune Ave. in Brooklyn’s West Brighton Beach neighborhood. The fitness chain’s space is located along the Neptune Avenue corridor, a stretch that is seeing an expanded mix of retail offerings serving both residents and the surrounding community.

The new gym is slated to open in early 2027, adding a health and wellness use to the property’s existing street-level retail. Planet Fitness is expected to operate from a ground-floor position, integrating into the wider retail program that lines the base of the residential tower and fronts the corridor.

CBRE represented Planet Fitness in the lease transaction, securing the fitness user’s footprint within Sky Three Residences. Commercial Acquisitions represented the landlord in the deal, acting on behalf of ownership in negotiating the lease. The parties did not disclose lease term, rental rate or other financial details associated with the agreement.

With the addition of Planet Fitness, Sky Three’s ground-floor retail continues to build out a diverse tenant roster. Existing tenants include CVS Pharmacy, NetCost Market, Starbucks, Flower Heaven NYC, Sky Mocha and Kings Barbershop, collectively providing daily-needs retail, food and beverage, and personal services to residents and neighbors.

Some operators within the property have tailored their offerings specifically to Sky Three residents. Flower Heaven NYC extends an exclusive 10% discount to those living at the development, while Sky Mocha supports the residential experience by delivering orders throughout the property’s amenity areas, including directly to the resort-style pool. These service-oriented features underscore how the retail component is being integrated into the broader residential environment.

The arrival of Planet Fitness adds another service-focused tenant to this mix, positioning the fitness operator alongside national, regional and local brands already in place. As the gym prepares for its early 2027 opening, Sky Three’s retail lineup reflects a blend of convenience retail and lifestyle services oriented to the West Brighton Beach neighborhood and the residents of the Neptune Avenue corridor.
