Koeppel Rosen LLC, the leasing and management agent for the Rosen family portfolio, has completed three new office leases totaling nearly 18,000 square feet across its Midtown and Midtown South holdings. The transactions, all negotiated on behalf of the landlord by Max Koeppel in-house, span full-floor and partial-floor spaces and extend lease terms well into the next decade.
At 443 Park Avenue South, MNRK Music Group L.P., an independent music company, has committed to a 7,629 rentable-square-foot lease covering the entire ninth floor. The premises will serve as the tenant’s office space under a 7-year, 7-month term. Tenant representation in the transaction was provided by Transwestern, with Luke Dillmeier, Patrick Heeg, and Thomas Hines acting on behalf of MNRK Music Group.
In a separate deal within the Rosen portfolio, AL Diamond Home Products LLC has leased the full fifth floor at 20 West 36th Street. The importer and distributor of household goods signed for 7,272 rentable square feet, also on a 7-year, 7-month lease term. The space will be used as office premises for the tenant’s operations. Joel Kubie of Benchmark represented AL Diamond Home Products LLC in the negotiation.
The third lease was completed at 154 West 14th Street, where Kevin V. Lehman DDS, a New York City dental practice, has taken 3,096 rentable square feet on a portion of the fourth floor. Unlike the two Midtown leases, this agreement runs for 12 years and 10 months and will be used as a dentist’s office. Tenant representation for the practice was provided by Newmark, with Todd Hershmann and Josh Gosin acting on the tenant’s behalf.
Together, the three transactions demonstrate continued leasing activity across multiple buildings in the Rosen family portfolio, with a mix of creative, consumer goods, and healthcare users committing to multi-year terms. Koeppel Rosen’s role as leasing and management agent, combined with dedicated tenant representation by Transwestern, Benchmark, and Newmark, underscores the coordinated brokerage efforts supporting office occupancy across these Midtown and Midtown South assets.
