Pine Tree, described as a national owner and operator of open-air shopping centers, has acquired a sponsor interest in a 10-property retail portfolio previously appraised at $644 million. The portfolio totals 3.5 million square feet, and the transaction was completed with SITE Centers in partnership with a large international investor. Financial terms beyond the stated appraisal value were not disclosed. Following the deal, Pine Tree reports that its assets under management now exceed $4 billion.
The 10-property portfolio spans nine states and is located in top 50 U.S. markets, according to Pine Tree. The assets are primarily grocery-anchored centers and feature a mix of national and regional retailers. Named tenants across the portfolio include Target, Sam’s Club, Publix, ALDI, Sprouts Farmers Market, Food Lion, The Fresh Market, Lowe’s, DICK’S Sporting Goods, Best Buy, Marshalls, HomeGoods and Ross Dress for Less. The tenant lineup underscores an emphasis on daily-needs retail and large-format national brands.
The sponsor interest was acquired from SITE Centers, which remains a key counterparty in the transaction. Pine Tree noted that the deal was executed off-market and represents the second off-market portfolio transaction between SITE Centers and Pine Tree. Taken together, these two transactions represent a combined asset value of more than $1.1 billion.
Pine Tree CEO and co-founder Peter Borzak characterized the new acquisition as the single-largest transaction in the firm’s 31-year history. He credited SITE Centers with facilitating a mutually beneficial deal and highlighted Pine Tree’s ongoing relationship with its institutional partner, which he said shares the company’s investment thesis. The identity and specific role of the institutional investor were not disclosed beyond its description as a large international partner.
The properties in the portfolio were not individually identified in the announcement. However, the communication emphasized the combination of grocery anchors and national retailers as central to the portfolio’s positioning within major U.S. markets. Pine Tree framed the investment as part of its broader strategy of scaling its open-air retail platform, with the increased assets under management reflecting that growth trajectory.
Marketing materials associated with the announcement included an image of University Centre in Wilmington, NC, courtesy of CBRE. The relationship of that specific property to the 10-asset portfolio was not detailed in the text of the announcement. No information was provided on financing structure, leverage, or planned capital improvements at the properties.
