The resale of Beachcomber at a premium to its 2018 price, following multiple renovation cycles, underscores investor willingness to fund and price-in resilience for renovated beachfront hotels in Tampa Bay.

OTO Development has acquired the Beachcomber Beach Resort in St. Petersburg for $31.5 million. The oceanfront hospitality asset recently underwent extensive repairs following hurricane damage and reopened on October 30 after roughly a year of restoration work. The property totals 102 keys and has a long operating history, having originally been built in 1956.

The seller, Gencom, previously purchased the Beachcomber in 2018 for $24 million, according to reporting from the Tampa Bay Business Journal. Since that acquisition, the resort has seen multiple rounds of capital investment, including renovations completed after the 2018 purchase and another significant renovation campaign following the 2024 hurricane.

Hodges Ward Elliott brokered the transaction between Gencom and OTO Development. The brokerage team of Preston Reid, Rudy Reudelhuber and Celina Nowicki represented the seller in the sale. The closing highlights ongoing investor interest in coastal lodging assets that have recently received substantial property upgrades.

The Beachcomber occupies more than six acres along the Gulf waterfront at 6200 Gulf Blvd. The resort offers 2,100 square feet of meeting space, positioning it to cater to both leisure visitors and small group events. On-site amenities include two outdoor swimming pools, direct beach access and the well-known Jimmy B’s Beach Bar, a long-standing local destination that contributes to the property’s appeal.

In the Tampa Bay region, OTO Development is already an active hotel owner and operator. The firm owns and operates four hotels across the area, totaling 579 keys: AC Hotel St. Petersburg, Hampton Inn & Suites Ybor City, DoubleTree North Redington Beach and Hilton Garden Inn St. Pete Beach. The Hilton Garden Inn St. Pete Beach is located adjacent to the Beachcomber, creating a cluster of OTO-affiliated lodging properties along this section of the Gulf Coast.

The Beachcomber’s multiple renovation cycles, including work following hurricane impacts, illustrate the ongoing capital requirements associated with coastal hospitality assets. With the latest sale, the resort transitions to a buyer that already has a foothold in the Tampa Bay hotel market and a portfolio that spans several nearby beachfront and urban locations.
