ORIX Corp. USA has expanded its U.S. multifamily holdings with the acquisition of Strata, a 322-unit luxury apartment community in Austin, Texas. The seller was Maverick Development Group. The transaction involves a large-scale residential asset that is one component of a broader master-planned, multi-phase residential project.

The acquisition is being financed in part by a $42 million acquisition loan issued by Franklin BSP Realty Trust. According to reporting cited in the original source, the loan is scheduled to mature in 2031, providing long-term debt capital for the newly traded property. Specific pricing, leverage and other loan terms were not disclosed.

Strata is one phase within a six-phase development that is planned to ultimately deliver more than 2,000 residential units. While the broader project remains in various stages of completion, this phase gives ORIX immediate scale within the community and positions the firm within a growing residential cluster on Austin’s south side.

The Strata community consists of 12 residential buildings offering a mix of studio, one-bedroom and two-bedroom apartments. Unit sizes across the property average 875 square feet. On-site amenities include a business lounge with private work pods designed to support residents’ remote-work needs, along with a gym, swimming pool and community room, among other shared spaces.

Located at 8340 Bluff Springs Road, the property sits roughly 10 miles southwest of downtown Austin and less than one mile from Interstate 35. The location offers regional connectivity via the interstate corridor while remaining within commuting distance of Austin’s central business and employment districts.
