Life Time is preparing to expand its footprint in the Greater Boston area with plans for a new athletic club and social wellness destination at Commonwealth Pier. Scheduled to open in late 2027, the planned club will mark Life Time’s eighth location in the Greater Boston market since the brand’s local debut in 2015 and its first in the Seaport District.
The new facility is planned for approximately 45,000 square feet at 200 Seaport Blvd., where it will occupy a prominent position within Commonwealth Pier and overlook Boston Harbor. The space will be part of an historic waterfront property that has been redeveloped by Pembroke as a mixed-use destination, bringing together office, retail, hospitality and cultural uses in a single complex.
Commonwealth Pier’s repositioning reflects broader efforts to enhance Boston’s waterfront as a destination that serves both daily users and visitors. Within that context, Life Time’s new club is positioned as a health- and wellness-focused component of the project’s overall mix of uses, aimed at complementing existing office, retail and hospitality offerings at the pier.
Commenting on the forthcoming opening, Kristan McLaughlin, director, customer experience and asset operations at Pembroke, noted the significance of adding Life Time to the tenant roster at Commonwealth Pier. McLaughlin highlighted the company’s approach to health, wellness and community as an important addition to Boston’s waterfront and emphasized the potential to broaden that impact beyond the brand’s core membership base.
According to McLaughlin, Pembroke and Life Time anticipate collaborating on free public fitness programming at the property, along with broader community partnerships that extend access to wellness-focused activities. Those initiatives are expected to complement the project’s mix of uses and support engagement with the surrounding neighborhood.
On the transaction side, Atlantic Retail’s Peter Considine and Sean Gildea represented Life Time in the deal for the Seaport District location. Graffito’s Dave Downing and Angela VanArsdale represented Pembroke. The parties did not disclose lease terms, financial details or additional information about the build-out, but the club is targeted to open to members and the public in late 2027 as part of the ongoing evolution of Commonwealth Pier.
