Opus’ Kansas City Logistics Center Achieves Full Lease Up

Full lease-up of a 1.66 million-square-foot logistics park north of Kansas City provides current evidence of tenant depth for large-format industrial, supporting underwriting for similar big-box product in the metro.

Opus has brought Liberty Heartland Logistics Center in Liberty, Missouri, to full occupancy, marking the full stabilization of the three-building industrial park. The development totals 1,659,570 square feet across 165.57 acres, located about 20 miles outside Kansas City, Missouri. Opus both developed and built the logistics park.

Liberty Heartland Logistics Center was delivered as a three-building industrial project designed to accommodate a range of distribution and manufacturing users. With the latest round of leasing, the remaining vacancies in the park have been backfilled, and the project is now fully leased.

Recent leasing activity includes a commitment from Wagner Logistics, a third-party logistics provider, which has taken 317,000 square feet in Building B at 1401 Shepherd Road. The new lease expands Wagner Logistics’ footprint within the Kansas City area supply chain corridor and fills a significant portion of Building B’s space.

In Building C, located at 1501 Shepherd Road, Dakota Bodies, a manufacturer of custom utility and service truck bodies, has leased 173,000 square feet. The lease by Dakota Bodies adds a manufacturing-oriented user to the tenant mix at Liberty Heartland Logistics Center and completes the lease-up of the remaining space in that building.

The project has attracted tenants over multiple years. TAB USA began leasing 66,700 square feet at Liberty Heartland Logistics Center in 2024, establishing the property as a base for its operations. In 2025, Animal Health International followed with a lease for 255,000 square feet, further building occupancy momentum at the park ahead of the most recent deals.

With Wagner Logistics and Dakota Bodies now in place, the industrial park’s available space has been fully absorbed. Combined with the earlier leasing by TAB USA and Animal Health International, the property has transitioned from initial lease-up to full stabilization.

Liberty Heartland Logistics Center is structured as a joint venture between Opus and Washington Capital Management, Inc. The partnership oversaw the development and lease-up of the project. Newmark Zimmer was engaged to market the buildings for lease at the park.

Leasing efforts at Liberty Heartland Logistics Center were handled by a Newmark Zimmer team consisting of Michael VanBuskirk, Mark Long, John Hassler and Scott Bluhm. The team was responsible for marketing the buildings and securing tenants for the three-building industrial campus.

The full lease-up at Liberty Heartland Logistics Center underscores ongoing tenant interest in large-format logistics and industrial facilities within the broader Kansas City area. The park’s stabilization also concludes the initial development and leasing phase for this joint venture industrial project in Liberty.
