Northmarq’s St. Louis investment sales team has arranged the sale of Whisper Hollow Apartments, a garden-style multifamily community in Maryland Heights, Missouri. The 315-unit property is located at 12430 Whisper Hollow Dr. and is approximately 20 miles from downtown St. Louis, placing it within the broader St. Louis metro area.

The Northmarq team was led by Dominic Martinez, Parker Stewart, Alex Malzone and Charlie McKee. The firm represented the seller, Banner Real Estate Group, in the transaction. The buyer is Monarch Investment and Management Group, a multifamily investor that has added Whisper Hollow Apartments to its portfolio through this acquisition.

According to Northmarq, the marketing process for Whisper Hollow generated significant interest. Martinez noted that the team collected 21 written offers for the asset, despite the property being roughly 50 years old and current market conditions described as volatile. He added that the competitive bidding process contributed to an efficient and smooth closing for both parties involved.

Whisper Hollow Apartments was originally constructed in 1976 and underwent a renovation program in 2018. The community spans roughly 14.48 acres and is composed of 13 three-story residential buildings. The unit mix includes studio, one-bedroom and two-bedroom floorplans, positioning the property to serve a range of renter household types.

Interior finishes at Whisper Hollow reflect the 2018 renovation work. Apartment homes feature updated kitchens and bathrooms, stainless steel appliances, and hardwood-style flooring. Residences also offer private entrances, a private patio or balcony, and ceiling fans. Additional features include energy-efficient doors and windows and access to high-speed internet, aligning the property’s amenities with current renter expectations for comfort and connectivity.

The property’s location in Maryland Heights provides suburban access within commuting distance to downtown St. Louis. While specific transaction pricing and financing details were not disclosed, the number of written offers and the smooth execution referenced by Northmarq indicate meaningful buyer demand for stabilized, renovated garden-style multifamily product in the St. Louis metro.
