High occupancy, market-high rents and a semiconductor-anchored tenant roster suggest investor appetite remains solid for specialized industrial R&D product in the Portland metro.

Newmark has arranged the $30.9 million sale of Trellis West, an advanced manufacturing and research and development campus totaling 214,152 square feet in Hillsboro, Oregon. The buyer is a partnership of SKB and KCB Partners, acquiring the four-building property as a largely stabilized campus with a roster of technology and semiconductor-related tenants.

Newmark Director Kellen Kollmorgen represented the seller in the disposition of Trellis West. The transaction drew on the firm’s Western Region Capital Markets platform, which leveraged its client relationships to help complete the sale. The capital markets team received additional support from group President and Executive Vice Chairman Steve Golubchik, who leads the group’s strategy, and Senior Managing Director Darren Hollak.

Trellis West is currently reported to be 90% leased and is anchored by semiconductor industry leaders Applied Materials and KLA. The campus has benefited from focused leasing efforts led by Newmark’s Portland Market Leader and Managing Director Travis Parrott and Managing Director Josh Schweitz, who were engaged to provide leasing advisory services beginning in May 2025. Their assignment aimed to help stabilize the asset by increasing occupancy and locking in commitments from a range of advanced manufacturing and technology users.

Since taking on the leasing assignment, Parrott and Schweitz have secured nearly 87,000 square feet across five separate leases at what are described as market-high rental rates for the property. In addition to KLA’s commitment, new and existing tenant activity has included leasing from SemiAnalysis, Chempower Corporation, Onto Innovation and Hyve Solutions, further diversifying the tenant base within the campus.

The combination of a high occupancy level, four-building layout and a tenant mix concentrated in semiconductor and related industries positions Trellis West as a specialized industrial and R&D campus within the Hillsboro market. Newmark’s coordinated investment sales and leasing efforts at the property, supported by its Western Region Capital Markets group, culminated in the sale to SKB and KCB Partners at a price point of $30.9 million.
