A large expansion that resets the regional high water mark for office leasing suggests selective demand remains for well-positioned assets, even as broader transaction volumes stay muted.

Lee & Associates Commercial Real Estate Services has arranged a major expansion for North Star Glove Company at the historic Willamette Building in Tacoma. The parties executed a lease amendment that increases the company’s premises from 27,600 square feet to 65,879 square feet, more than doubling its occupancy within the office property.

The transaction is notable for its scale in the regional office market. According to Lee & Associates, the North Star Glove expansion represents the largest office lease completed in Pierce and Thurston Counties in more than two years. The deal stands out against a backdrop of slower large-block office leasing, underscoring the significance of this commitment in the South Sound office landscape.

The expanded lease provides North Star Glove Company with more than 33,000 square feet of office space layered onto its existing warehouse footprint at the Willamette Building. This configuration is intended to support the company’s manufacturing growth while consolidating related operations in a single location. As part of the transaction, two affiliated companies, Evolv Creative and Mysterious, will also be accommodated in the building alongside North Star Glove.

On the ownership side, representation was handled by a Lee & Associates team that included Harrison Laird, John Bauder, Vanessa Herzog, Justin Froelich and Simran Kaur. The tenant, North Star Glove Company, was represented by Guru Singh of Keller Williams Mountains to Sound. While the parties did not disclose lease economics or term length, the size of the commitment and the addition of affiliated companies position the Willamette Building as an important hub for the tenant’s operations.

Commenting on the transaction, Harrison Laird of Lee & Associates described the expansion as one of the most significant office deals the South Sound market has seen in recent years. He linked the outcome both to North Star Glove Company’s growth trajectory and to the ongoing appeal of a historic property such as the Willamette Building for tenants seeking a mix of office and industrial-style functionality.
