Leasing velocity at a recently upgraded Midtown South tower underscores that well-positioned office assets can still capture demand, even as broader office fundamentals remain challenged elsewhere.

Cohen Brothers Realty Corporation has secured a series of new leasing commitments at 475 Park Avenue South in Manhattan, highlighted by a full-floor deal with flexible workspace provider International Workplace Group, the parent company of Regus. Charles S. Cohen, chairman and CEO of Cohen Brothers Realty Corporation, announced that IWG has signed a 22,000-square-foot lease at the Midtown South office tower.

The IWG/Regus lease spans the entire 26th and 27th floors of the 35-story building, giving the company a larger footprint in the Midtown South submarket. The new location is intended to expand IWG/Regus’ presence in this part of Manhattan, adding another flexible office option within the company’s broader network.

The IWG transaction is one of five recent leases completed at 475 Park Avenue South. According to Cohen, the building has seen a new lease, an expansion, and two renewals in addition to the IWG deal in recent months. Together, these transactions are described as reflecting sustained tenant demand at the office property, which has recently undergone a transformation.

Tenant representation in the IWG/Regus lease was provided by JLL. T.J. Hochanadel and Will Propst of JLL represented IWG/Regus in negotiating the transaction for the two high-rise floors at the tower. On the ownership side, Adam Foster of CBRE and Marc Horowitz of Cohen Brothers Realty Corporation represented the landlord in the lease.

The cluster of leasing activity, including IWG’s full-floor commitment, underscores active tenant engagement at 475 Park Avenue South following the building’s recent upgrades. While detailed lease economics were not disclosed, the transactions highlight continued interest from both new and existing tenants in the Midtown South property.
