A multi-phase scale-up from 324 to 1,425 units highlights a meaningful local supply injection, contingent on zoning approvals and market-timed phasing.

Morningside Group is preparing a major expansion of the Sunset Ridge at Alamo Heights apartment complex, with a plan to significantly increase the community’s residential density. The company has filed a zoning change request with the city to permit additional infill development on the site, positioning the property for a substantial growth in total unit count. Morningside aims to boost the number of apartments from the current 324 units to 1,425 units, representing a multi-phase buildout that would add hundreds of new residences to the existing community.

The firm acquired Sunset Ridge at Alamo Heights in 2022 and is now moving into an active planning and entitlement phase. According to information reported by the San Antonio Business Journal, Morningside has outlined a construction schedule but intends to pace new building activity in line with market timing, rather than a fixed delivery timeline. Alongside the planned ground-up infill, the company is also preparing a comprehensive refresh of the existing units, indicating a dual focus on both new supply and the repositioning of current inventory.

Current monthly rents at the property range from $1,175 to $1,600. The apartments span from 771 to 1,024 square feet in size, reflecting a mix of floor plans within a mid-range unit footprint. These figures provide a snapshot of the existing rent and unit profile that will serve as the baseline as Morningside evaluates how future phases fit into the broader community.

Sunset Ridge at Alamo Heights already offers a suite of on-site amenities designed to support resident convenience and lifestyle. The complex includes a business center with a conference room, which caters to remote work and professional needs, as well as a 24/7 fitness center that allows for flexible workout schedules. Residents also have access to a pool with cabanas, a clubhouse, and Bocce ball courts, rounding out the recreational offerings within the property.

The apartment community benefits from its proximity to nearby retail, with the Sunset Ridge shopping center located directly across the street. This adjacency provides residents with convenient access to shopping and services and further integrates the property into the surrounding neighborhood fabric. As Morningside advances its zoning request and plans for phased construction, the combination of existing amenities, planned renovations, and future unit additions positions Sunset Ridge at Alamo Heights as a growing multifamily hub within its local area.
