Marcus & Millichap has arranged the sale of the Grand Marquis Waterpark Hotel & Suites, a hospitality property in Wisconsin Dells that combines traditional hotel accommodations with indoor and outdoor waterpark amenities. The asset totals 93 rooms and has operated as a waterpark hotel since its development.

The property occupies 3.19 acres at 840 Wisconsin Dells Parkway South. Built in 1994, the Grand Marquis Waterpark Hotel & Suites offers a mix of family-oriented amenities, including an indoor and outdoor waterpark with water slides, an indoor hot tub, a sauna and a heated outdoor pool. The hotel also features meeting and event space and family-style suites designed to accommodate larger groups.

Jon Ruzicka, senior managing director of investments with Marcus & Millichap, described the assignment as a rare opportunity for investors. He noted that the Grand Marquis had been held by the original family ownership throughout its history, making the sale a transition of a long-held hospitality asset in the Wisconsin Dells market.

Ruzicka and colleague Raj H. Patel, an associate investments professional with Marcus & Millichap, held the exclusive listing to market the hotel on behalf of the seller. The team ultimately procured the buyer for the transaction, providing end-to-end investment sales execution for the property. Specific pricing and terms of the deal were not disclosed.

Patel commented that hospitality properties in Wisconsin Dells are evolving, and that the team is observing increased demand from buyers targeting both resort and potential redevelopment opportunities in the area. Within that context, the disposition of the Grand Marquis Waterpark Hotel & Suites reflects investor interest in well-located hospitality assets that combine lodging with experiential amenities.

The sale underscores the role of specialized investment sales teams in marketing regional hotel assets that cater to family and leisure travelers. While the identities of the buyer and seller were not released, Marcus & Millichap's Milwaukee and Minneapolis offices collaborated on the assignment, leveraging their regional coverage to complete the transaction.
