EdgeConneX Plans $2B, Three-Campus Data Center Development in Bastrop County

Data Center Developer to Unveil Plans to Bastrop County Residents
CRE Market Beat Take
The scale and phasing of the three EdgeConneX campuses signal a substantial, multi-year capital deployment in Cedar Creek while underscoring the importance of local entitlement engagement for campus-style digital infrastructure.

Bastrop County residents and local stakeholders are being invited to review and question plans for a large-scale data center initiative in the Cedar Creek area, where three EdgeConneX campuses are slated to occupy nearly 1,500 acres. One of the campuses is already under construction, while the other two remain in planning and review phases. Combined, investment across the three sites is described as totaling more than $2 billion.

According to reporting cited from Community Impact, the first campus is under development at 6682 FM 535 in Cedar Creek. This initial phase covers approximately 112 acres and calls for roughly $440 million in capital improvements. Plans for the site include a single two-story data center building totaling about 578,000 square feet, with completion expected later this summer.

The second campus is planned across properties at 6682 FM 535 and 6402 FM 535 in Cedar Creek. This phase would be significantly larger by land area, encompassing about 951 acres and roughly $1.4 billion in capital improvements. Current plans envision two data center buildings, with the potential to add seven more buildings in later phases as the campus builds out over time.

A third campus is proposed at 6543 FM 535 in Cedar Creek and remains in a preliminary stage of planning. Early concepts suggest the site could ultimately support nine data center buildings on a 400-acre footprint, although detailed timelines and specific building programs have not yet been disclosed.

Community meetings and town hall sessions are being organized to give Bastrop County residents and other interested parties a forum to learn more about the Cedar Creek projects, discuss their scale and timing, and raise questions as the three EdgeConneX campuses proceed through local review processes.
