A private JV acquiring an institutional-owned airport Marriott with a full-scale renovation plan highlights continued appetite for large, meeting-heavy hospitality assets near major air hubs.

Machine Investment Group has partnered with Lionshead Capital Partners to acquire the Atlanta Airport Marriott, a full-service hotel located adjacent to Hartsfield-Jackson Atlanta International Airport. The property, which totals 641 guestrooms, was sold by a Pennsylvania school pension fund. White Label Asset Management has been engaged as asset manager for the hotel.

The Atlanta Airport Marriott rises 16 stories on a 16-acre site near the airport. The hotel includes 30,178 square feet of dedicated indoor meeting space, featuring a 9,928-square-foot ballroom designed to accommodate larger events and conferences. The property also offers multiple food and beverage outlets, an expansive indoor and outdoor pool complex, a large fitness center, and six pickleball courts. According to the parties, the hotel ranks among the largest assets serving Atlanta’s airport lodging and meetings market in both key count and event space.

The new ownership group plans a comprehensive capital improvement program that will touch nearly every major component of the asset. Planned upgrades encompass the exterior facade and arrival experience, guestrooms, meeting and event facilities, food and beverage venues, and the hotel’s technology infrastructure. The guestrooms were last renovated in 2017, and the announced program is expected to refresh both the physical plant and the guest experience across the property.

On the transaction side, the sale was arranged by William Hodges and Michael Tormey of Hodges Ward Elliott, which acted as the sales intermediary. The involvement of a Pennsylvania school pension fund as the seller and private investment firms as buyers underscores ongoing investor interest in institutional-quality hospitality assets in key airport-adjacent locations. With the addition of a dedicated asset manager and a broad renovation scope, the property is positioned for a new phase under the Machine and Lionshead joint venture’s stewardship.
