Global law firm Loeb & Loeb LLP is set to deepen its long-running commitment to 345 Park Avenue, extending its New York headquarters lease and expanding its footprint within the Plaza District office tower. The firm has agreed to a 16-year extension at the building owned by Rudin, reinforcing a relationship that dates back more than three decades.
Under the new agreement, Loeb & Loeb will continue to occupy 160,051 square feet across four floors at 345 Park Avenue and will add 18,908 square feet on an additional floor. The expansion brings the firm’s total presence in the building to 178,959 square feet, with the larger footprint scheduled to take effect in the first quarter of 2027.
Loeb & Loeb has maintained its headquarters at 345 Park Avenue since 1993, making the firm one of the property’s longstanding tenants. The combination of a significant square-footage expansion and a long-term lease extension underscores the firm’s ongoing reliance on the building as its primary New York base of operations.
Rudin co-CEO Michael Rudin highlighted the importance of the relationship, noting that Loeb & Loeb has been part of the 345 Park Avenue community for more than thirty years. He emphasized that the ownership’s continued investment in the property has been focused on keeping the building positioned as a leading corporate address in the heart of the Plaza District, and he attributed those efforts as a key factor in the tenant’s decision to recommit to the building.
The transaction also involved dedicated leasing representation on both sides. Rudin was represented in-house by Robert Steinman, senior vice president of office leasing. Loeb & Loeb was represented by a CBRE team that included Lewis Miller, Ken Rapp, Michael Wellen and Alex Kucera, who negotiated on behalf of the law firm.
With this lease extension and expansion, 345 Park Avenue secures a sizable, long-term legal services tenant and maintains stability in a major block of its office space. For Loeb & Loeb, the deal provides continuity at its established Plaza District location while adding capacity to accommodate future space needs within the same building. The parties have not disclosed rental terms or other financial details related to the lease.
