Life sciences company Living Proof has signed a lease for a full floor of office and lab space at GENESIS 12 Farnsworth, a brick-and-beam building in Boston’s Seaport District that has been converted from traditional office use into a dedicated life science property.
The company has committed to 14,085 square feet on the fifth floor of the building at 12 Farnsworth Street and will relocate its operations from the Innovation & Design Building, remaining within the broader Seaport area while upgrading into a purpose-built research environment.
GENESIS 12 Farnsworth is owned by Phase 3 Real Estate Partners, Inc. (P3RE), which repositioned the property from conventional offices into a life science asset. The conversion emphasized creating ready-to-occupy lab and office space while maintaining the historic brick-and-beam character that distinguishes the building within the Seaport submarket.
P3RE leadership noted that the renovation was designed to combine modern lab infrastructure with the architectural features of the original structure, allowing the property to appeal to research and innovation users without losing its historic identity. The project delivers fully built speculative suites that can accommodate immediate occupancy by life sciences tenants.
According to Morgan Weinstein, Northeast EVP at P3RE, the strategy behind the GENESIS 12 Farnsworth conversion is to simplify real estate decision-making for growing life science companies by offering lab-ready space in a prime Seaport location. That approach allows tenants such as Living Proof to focus resources on their business and scientific work rather than on time-consuming build-out processes.
CBRE oversees leasing and marketing at the property. Eric Smith and Lauren Drakeley of CBRE represented building ownership in the Living Proof lease transaction, working on behalf of P3RE in negotiations for the fifth-floor space.
On the tenant side, CBRE’s Tim Lahey represented Living Proof in the lease. His role included advising the company on its relocation from the Innovation & Design Building and structuring the move into a single-floor footprint at GENESIS 12 Farnsworth that can accommodate both office and laboratory functions.
The lease underscores the continued appeal of the Seaport District to life science users seeking modern lab infrastructure in close-in urban locations, particularly where upgraded buildings can provide speed-to-occupancy along with distinctive architecture. For P3RE, the transaction validates the strategy of converting legacy office space into specialized life science facilities tailored to the needs of research-driven tenants.
