Greenpoint Mall, a long-standing retail and dining destination in Houston’s Greenspoint area, is slated for a full-scale transformation after nearly five decades in operation. Lincoln, working in partnership with New York Life Investment Management, has announced plans to redevelop the site into CityNorth Industrial Park, a large-format industrial project that will replace the aging mall with modern warehouse facilities.
The redevelopment will span approximately 80 acres at 12300 North Freeway, on the northeast corner of Interstate 45 and Beltway 8. Plans call for about 1,200,000 square feet of warehouse space, positioning the project as a major new industrial hub within the submarket. The estimated cost of the conversion is $150,000,000, reflecting a substantial capital commitment to reposition the underperforming retail property into a logistics-focused asset.
CityNorth Industrial Park is being advanced alongside broader public and private initiatives aimed at reinvesting in the Greenspoint area. The city of Houston established the Greater Greenspoint Tax Increment Reinvestment Zone to support revitalization efforts around the mall site, providing a structural framework for infrastructure improvements and redevelopment activity. The industrial park project aligns with that agenda by introducing a new use and density profile to a historically retail-oriented location.
The project team includes several established design and construction firms. Powers Brown Architecture is serving as the project architect, while Kimley-Horn is providing civil engineering services. E.E. Reed Construction has been engaged as the general contractor, responsible for carrying out the demolition and ground-up industrial build-out on the former mall site.
Demolition of Greenpoint Mall is expected to begin in October 2026, marking the physical start of the conversion to industrial use. The first phase of CityNorth Industrial Park is scheduled for completion in the first quarter of 2028, setting an initial delivery window of just over a year from the start of demolition. As work progresses, the project is anticipated to serve as a key component of the ongoing repositioning of the Greenspoint district from a declining retail corridor toward a more logistics-oriented employment base.
By pairing private institutional capital with the city’s reinvestment framework, the redevelopment of Greenpoint Mall into CityNorth Industrial Park illustrates how older retail assets in established locations can be re-envisioned to meet current industrial demand. The shift from enclosed mall to large-scale warehouse space reflects changing market dynamics while leveraging existing regional access at the intersection of a major interstate and beltway.
