Stockman Development, led by Marquee Development, has secured $482.5 million in financing from GoldenTree Asset Management to move forward with The Stockman, Auberge Collection, at the base of Steamboat Resort. The project recently broke ground and is planned as a combined luxury residential and hotel offering within the Auberge Resorts Collection portfolio.

The Stockman will deliver 95 ski-in, ski-out private residences alongside a 59-room Auberge Collection hotel, integrating for-sale residential product with hospitality in a single, resort-adjacent building. The scheme emphasizes direct access to the mountain while leveraging Auberge’s branded hospitality and service platform.

Planned amenities include multiple culinary venues, slopeside après offerings, a full-service Wellbeing by Auberge spa, a pool, ski valet services and year-round programming for guests and owners. These features are designed to complement the project’s location at the base of Steamboat Resort and support both winter and non-winter usage.

The nine-story development is rising at 1965 Ski Time Square Drive and is positioned as the only luxury branded ski-in, ski-out residence offering in Steamboat Springs, according to the sponsors. Both the hotel component and the private residences are scheduled to open at the same time, with delivery targeted for 2030.

Marquee Development, which leads Stockman Development, focuses on mixed-use destinations anchored by sports and entertainment venues. Its broader portfolio includes Gallagher Way at Wrigley Field, Current Landing adjacent to CPKC Stadium in Kansas City and North Loop Green near Target Field, among other projects. The Steamboat Springs undertaking extends that mixed-use and experiential development approach into a mountain resort setting.

The substantial financing commitment from GoldenTree Asset Management underpins the capital structure for The Stockman and provides funding to advance construction through to completion. While specific loan terms were not disclosed, the transaction represents a large-scale capital deployment into hospitality and residential product associated with a major ski resort, aligning a global asset manager with an established experiential developer and a luxury hotel brand.
